Using SM700Pro, Noblo & Equaliser Render and priming products, a breathable system, which was suitable for a range of substrates present in a period property, was selected.
Due to the remedial nature of work previously carried out this would prove an effective alternative to complete removal and reinstatement of the original lime mortar render.
Heath House is a Victorian period property with a Georgian façade and a half timbered annex. A traditional building of the period, the property is built of clay bricks, with a lime mortar render. Previous remedial work had been undertaken several years ago using cement based materials & finished with a coating of resin based Pliolite. Inspection of the property revealed problems with the previous system, possibly due to use of a non-breathable substance. When a non breathable product is used with render it can cause a buildup of moisture between the substrate and the coating, resulting in damp and blistering. It is therefore important to use a breathable substance in consultation with Knauf Marmorit we selected a bespoke system which would work with the original render and substrate to front and rear elevations.
Knauf Marmorit SM700Pro is a multipurpose adhesive and basecoat and comes in a variety of colours and shades. It is a breathable substance that eliminates the risk of condensation within the structure.
Work began with a complete removal of the non-breathable Pliolite coating using specialist removal products and heat treatment. There followed a drying period before preparatory work and some redefinition of the string course and quoins could be completed.
Neutrasit Primer was then applied to the sound brick substrate and SM700Pro base coat with meshcloth reinforcement was installed.
For the top coat Noblo marble based texture finish render (1.5) was used. This hard wearing, weather resistant render, was further enhanced by applying Knauf Auto self cleaning effect paint in the chosen shade of cream.
To the half-timbered annex base coat and sponge finish was applied to the render panels, re-sealed and painted with breathable Silicone paint.
The products used here have produced a practical solution for the owners as well as a pleasing aesthetic appearance to this elegant property.
